Renting a Home in Brisbane
Unless you buy a home over the Internet before you arrive in Brisbane, then you will find yourself needing temporary accommodation. If you have family or friends in the vicinity with a spare room or this will help out enormously. If not, there is a strong long-term rental market in Brisbane with a wide variety of properties available ranging from riverside city apartments to rural acreages and everything in between.



Demand for good quality rental housing is high and they are generally offered in an unfurnished condition. Minimum rental contracts are usually for 6 months. If waiting for your furniture and belongings to be shipped to you, when you first arrive a furnished, short-term rental property such as a service apartment may be the ideal option as it gives the space and facilities you and your family require whilst not committing you to a long term contract or the need to rush out and buy furniture if the house is unfurnished.

Real estate agents also are good places to start searching for a long-term rental home. Most will offer properties for a minimum term of 6 months which should allow sufficient time for most people to check out properties for sale and finalise contracts. Long-term rental properties are usually offered in an unfurnished condition and you may also be responsible for keeping any garden area neat and tidy when it is a house that is rented. Apartments or units usually include upkeep of common garden areas.

When it comes to renting long-term you will most likely be asked to sign a General Tenancy Agreement. This is a standard type of tenancy contract which will commit both parties to the property for the term of the letting period. You will need to be prepared to pay a deposit bond which is returned at the end of the rental period (typically 4 weeks rent) and usually 2 weeks rent in advance. Pets are often allowed by negotiation. It can be useful to bring with you references from previous landlords or even the sales details of the home you sold to show you were capable of keeping a respectable home. Some copies of mortgage statements, utility bills or bank statements showing that you made regular payments for services such as gas, electricity and water can also help to demonstrate that you would be an honest and reliable tenant. Currently there is a high level of competition for good properties and this will assist your application. Make sure that you thoroughly complete the Property Inspection form, listing all cracks, stains and any disrepair. If you don't, you may find that when you move out, the landlord hits you for the bill to fix these things, assuming that you were theone that caused any damage.

Important things to look for when finding a home to live in in Brisbane are insulation, air conditioning/heating and/or ceiling fans. It gets pretty hot and humid in Brisbane over summer and roof insulation, airconditioning and or ceiling fansa can make a big difference.These are all good questions to ask when renting a house.
